How do you price a small painting job?
Price a small painting job from three numbers: materials (gallons from the wall area, plus sundries), labor hours times your hourly rate, and the cost of driving there. Then compare that total with your minimum charge and quote whichever is higher. In our 12×12 bedroom example, that comes to about $655.
Small jobs lose money on the parts nobody sees: setup, cleanup and the drive. Price those first, then the paint.
The $300 bedroom, an example
Picture a request that arrives on a Thursday: "Can you just do the spare bedroom? Walls only." It feels small, so the first number that comes to mind is small too. Say $300.
Now count it. A 12×12 room with 8-foot walls has 384 square feet of wall. Take out a door (21 sq ft) and a window (15 sq ft) and 348 remain. Two coats means 696 square feet of rolling and cutting in, which is two gallons. Moving furniture, taping, patching, then cleanup add about three hours to the painting time. That spare bedroom is a full day.
At $300, every hour of that day pays less than the $23.75 median hourly wage the Bureau of Labor Statistics reported for employed painters in May 2025, before you've paid for paint, the truck or your own taxes.
| Line | Working | Amount |
|---|---|---|
| Paint | 2 gal × $52 | $104.00 |
| Sundries | tape, plastic, patch, roller covers | $35.00 |
| Painting time | 696 sq ft ÷ 150 sq ft/h = 4.64 h | |
| Prep + setup + cleanup | 2 h + 1 h | |
| Labor | 7.64 h × $65 | $496.60 |
| Drive | 24 mi × $0.76 | $18.24 |
| Total | rounded up to the next $5 | $655.00 |
Every figure here is an example you should replace: your paint price, your rate and, most of all, your own speed.
The honest price for "just one room" is usually two to three times the gut number.
Small painting job questions
Should I price a small room per square foot or per job?
Per job. Square-foot prices work on big repaints because setup is spread over many rooms. On one room, setup and cleanup are a large share of the day. Our example works out to $4.55 per square foot of floor, which would look odd as a published per-foot rate but is fair for a one-room visit.
How much paint does one bedroom need?
Measure the wall area, subtract doors and windows, multiply by the number of coats, then divide by the coverage on the can. Sherwin-Williams says a gallon typically covers about 350 to 400 square feet. Our 12×12 bedroom with two coats needs 696 square feet of coverage, so two gallons.
What minimum should a painter charge?
Set a minimum that covers a half day of your time plus the drive. Housecall Pro's painting price guide puts typical small-job minimums at $250 to $500, depending on the area. If the room math comes in under your minimum, quote the minimum.
Do I charge for the drive?
Yes, either as a trip charge or folded into the price. The IRS business standard mileage rate is 76 cents a mile from July 1, 2026, up from 72.5 cents for the first half of the year. It is a reasonable stand-in for what each mile costs you.
Should the ceiling be a separate line?
Yes. A ceiling is slower work and needs its own paint. A 12×12 ceiling is 144 square feet per coat. Quote it as an add-on so the customer can say yes or no without reopening the whole price.
Where this falls short
Your speed is the big unknown. We used 150 square feet an hour for rolling and cutting in. That is an example, not a standard. Time yourself on the next two rooms and use your own number.
Coverage changes with the wall. Fresh drywall, heavy texture and big color changes all drink more paint. Prime or add a coat when you see them.
Design decision: ScopeBid shows your cost and estimated margin before you send, and never prints them on the customer's PDF. Honest limit: it won't measure the room or count gallons for you. That's what the calculator below is for.
Pick something else if you run several crews and need dispatch, scheduling and card payments in one place. ScopeBid records payments but does not process cards.

Doors count as 21 sq ft (3×7) and windows as 15 sq ft (3×5). Gallons round up to whole cans. Drive uses the IRS rate of $0.76 a mile.
Quote the bigger of your room math and your minimum, and write the ceiling as its own line.
